Metal Roof Painting Is 80% Prep

A metal roof paint job only lasts if the surface is properly prepared. Here’s what proper prep looks like on a Hills District job:

Full High-Pressure Clean

Every metal roof we paint gets a proper pressure wash first — not a quick hose-down, but a high-pressure clean that removes oxidation, dirt, cobwebs and old chalking. On older zincalume and galvanised roofs, the oxidation needs to come off or the paint won’t stick.

Rust Treatment

Any spots of rust get cleaned back to sound metal, treated with a rust converter, and primed before the topcoat goes on. Skipping this step is the single most common reason metal roofs need repainting three years later instead of fifteen.

Fastener Check

We walk the roof looking for loose tek screws, failed washers, lifted sheets and popped nails. Anything letting water in gets sorted before we paint. A fresh coat of paint doesn’t fix a leaking roof.

Priming

A proper metal-specific primer — etch primer for bare metal, zinc phosphate primer over rust-treated areas, bonding primer over sound painted surfaces. Different surfaces, different primers. This is where cheap jobs cut corners.

Rust spots. Small brown spots appearing, especially around fixings, edges, or where something has scratched the coating.

Flaking. Any peeling or lifting of the existing paint, even in small patches.

Caught early, a metal roof paint job is straightforward. Left too long and it turns into a rust repair job with paint on top, which is genuinely more expensive.

Colorbond Vs Older Metal Roofs

Colorbond

Usually the easiest. Modern Colorbond has a factory finish that lasts a long time. When that finish finally starts to chalk and fade — typically 15–20 years in — it can be washed and repainted with a compatible coating. We see this across Castle Hill, Baulkham Hills and Bella Vista homes built in the late 90s and early 2000s.

Zincalume

The bare, unpainted silver metal. It can be painted, but it needs a proper etch primer and light sanding first, or the paint won’t key in. Skip that step and the paint sheets straight off.

Older Galvanised Iron

The classic corrugated look on older Hills District homes. Can be painted, but the galvanising layer needs to be properly weathered or etched first. Fresh galvanising is a nightmare for paint to stick to. Old weathered galvanising is actually easier.
