We do both, but complex-wide common property work is where most of our strata jobs sit — stairwells, external cladding, shared walkways, foyers, and townhouse exteriors across multi-building sites. For larger complexes, we stage the work building by building or section by section, so the whole site isn’t out of action at once and residents aren’t dealing with scaffolding and painters everywhere on the same day.

Before anything starts, we agree a schedule with the strata manager or committee that breaks the job into sections residents can plan around — which building, which week, what access is needed, and when. We give clear notice ahead of each stage rather than showing up unannounced, and we keep disruption to shared areas as short as possible per section rather than dragging one continuous mess across the whole complex.
